Cash flow and long-term appreciation are good plays right now.  If you are a cash buyer or if you use leverage to maximize your returns, you are in the right place.  Being a landlord is much better than paying one.  Depending on your tax situation and preferences, passive real estate ownership RULES!  (Consult your tax advisor to understand the benefits and drawbacks.)  But if you want TOTALLY passive investments, keep your money in a managed fund and pay someone else to do everything.  But don't cry when that manager turns your holdings each quarter to pay his mortgage.
